Rent Collection

Having successful residents is all about proper screening and setting clear expectations from the first encounter. We take care of collecting rent so you don’t have to worry about rent htting your bank account or tracking down rental payments. We make it easy for our residents to pay online by providing them personalized portals. Residents have a three day grace period with TPM Realty but we stress rent is due on the first. 

Financials

Stay in tune with how your investments are performing. As an owner you have 24/7 access to all financial reports that you need to track finances, work orders, and important tax information. 24/7 tracking of financial reporting makes it convenient for you to be involved in your rental portfolio as you'd like to be. We believe working hand in hand with our owners and being fully transparent is the key to a healthy business relationship. 

Maintenance

Our residents have the ability to submit all work orders with pictures through the resident portal. We monitor work orders daily and aim to have initially scheduled or resolved them within 72 hours. Residents also have a maintanence emergency line to call 24/7 in case of emergencies. Once work orders are completed our technician submits pictures of completed work which owners have full access to monitor.

Turn Overs

We believe a good renting experience is all about preventative maintenance. We use high quality paint and materials when turning over units. We have 15+ years of experience completing turn overs and rehabs. While a property is vacant it is a great time to make some upgrades so you can get either top or above market rent. We communicate with our owners/investors and give them full itemized estimates before work starts. 

Education

We believe that there is more to being a property manager than just collecting rent. We take the time to help educate our residents on how to take care of their new home and make smart financial decisions to be succesful. We also offer credit courses to help our residents improve their financial future. For our investors we offer education on investing, LMH (Section 8), rental properties, and much more. 

Marketing and Leasing

The #1 variable to having successful rental properties is proper marketing and resident screening. When marketing your properties we syndicate to multiple rental websites, post flyers in high market areas, and provide branded signs for drive by traffic. We absolutely do not stray from our screening process and every prospect is treated the same and undergoes the same process.

Compliance

We monitor our rental properties closely to ensure all residents stay in compliance with our lease. A mininum of a yearly inspection is performed on each property (although more usually occur) before each lease renewal to ensure your investment is being well taken care of and maintained. With 15+ years of experience we have fine tuned our lease to protect our landlords/clients interests.

  • We offer full service property management. That covers everything from rent collection, propsecting tenants, leasing, reisdent and landlord relations, tracking work orders, finanical reporting, evictions, listing and purchasing homes to assist investors in building their rental portfolio. We offer turn key rental programs for our investors as well.

  • Most maintenance is completed in house. However, when scheduling sub-contractors we charge a 10% mark up. We upload bills directly from the service provider so owners can see exactly what they are paying for. We itemize line items on all estimates.

  • Yes, we do. We offer education for investors on the ins and outs of housing vouchers and how they work.

  • Absolutely! We’ve assisted numerous investors in building and managing their rental portfolios. Upon request, we can provide references.

  • We have a number of residents who we have been working with for over 10 years and watched familys expand and grow. It’s expected residents at the minimum complete their lease term. Most leases with TPM Realty are 18 months.

  • Pricing should be simple. We charge 10% of gross rents for full service property management and a one month leasing fee for prospecting, marketing, and signing a lease with a qualified resident. We chrage a 10% mark up on maintenance although most maintenance is completed in house for the best quality repair and most affordable price.

  • This is a nuanced question but it goes much deeper than pricing. Trusting your portfolio to a property manager is a big decisision that we do not take lightly.
