Angela Harding
Angela’s real estate career began as a loan originator specializing in investment finance. Angela developed a financing program allowing for the purchase and rehabilitation of investment property with an end loan based on the after repair value of the property. Her finance knowledge led to speaking events across the country educating investors in the purchase of income property using several finance techniques. When the 2009 market crash sent investors into a frenzy, Angela obtained her Michigan real estate broker’s license in order to assist investors in stabilizing their investments with techniques such as lease options and land contracts. Through this devastating distressed market Angela liquated properties for a Private Placement Memorandum formed by local investors and students of her real estate investment group that solely purchased properties through sheriff sales. When the PPM purchased an 84 unit, distressed apartment complex, Angela turned her focus towards property management and long term holds. Angela began her career in turning around distressed, non-producing properties into cash flowing assets.
As income property had more and more restrictions in the Michigan market Angela obtained her Ohio real estate broker’s license and began buying in Toledo, Ohio near her home town. After feeling comfortable in the Toledo Market, Angela opened her company to manage and consult for investors from all over the country and eventually to foreign investors building portfolios of investment property. Angela’s experience led her to be known as the Cleanup Queen for out-of-state buyers that purchased property without a proper network of professionals.
